What ceiling height does a 12 foot tree need?

More than 12 feet. Tree guides advise leaving at least 12 inches between the top of the tree and the ceiling so a topper and the air above it still look right, which puts this one in a room of roughly 13 feet or more. Measure to the ceiling, not to a beam or a light fitting, and remember the stand lifts the trunk slightly off the floor.

How much floor space does it take?

It spreads 4.2 ft across at the widest branches and the folding stand is 3.3 ft across. Mark a 4.5 ft circle on the floor with tape before the box arrives. The branches nearest the wall can be pushed back a little, which is how a slim tree gets away with a corner.

If one bulb fails, does the whole tree go dark?

On some pre-lit trees a single failed bulb can break the circuit for that string, and nothing in this record says this one is wired otherwise, so treat that as possible.
