Will it fit under an eight foot ceiling?

Yes, with a low topper or none. Seven feet of tree plus the stand leaves a few inches. If the ceiling is lower than eight feet, the 6 ft size in this range is the safer choice.

What are the nine lighting modes?

Can I replace a bulb?

The string is factory-wired into the branches and no spare bulb or fuse specification is published, so we cannot promise individual bulb replacement. LED strings of this type are normally wired so one failed bulb does not darken the rest.
