Three things holding it down
An anti tipping cable, a cross braced steel frame and adjustable feet. Most cat trees offer one of those and call it stability. Having all three matters at 73 inches, because the frame has to stay still under a cat arriving sideways rather than climbing politely up the ladder.
Railed on top, walled at the bottom
The highest perch has guardrails around it and the condo at the base has three sides and a roof. One is open with an edge to lean on and the other is closed with a view out, which are the two shapes cats keep choosing between all day.
