Will it fit under an eight foot ceiling?

Not comfortably. The tree itself is eight feet before you add a stand and a topper, so a nine foot ceiling is the sensible minimum. If your ceiling is eight feet, the 7 ft or 6 ft size in the same range is the better choice.

Can the lights be replaced if one goes out?
